Senior Maintenance Operative - Manchester - £36,000 + 10% Discretionary Bonus

My client, a globally established and leading Real Estate firm, are currently seeking an experienced Senior Maintenance Operative to carry out reactive and PPM repairs as part of the onsite team at a fantastic Build to Rent residential scheme consisting of 520 units in Manchester.

You will work in a team to ensure repairs are completed in a reasonable time frame to provide resident satisfaction and assist the General Manager in ensuring the building is compliant by undertaking the relevant testing regimes.

This role will suit a friendly and progressional individual with a minimum of 2 years within senior maintenance/facilities type roles, painting and decorating experience is a must. Qualifications in electrics would be ideal but is not essential.

Key Responsibilities

  • General apartment and site maintenance, for example tightening loose screws, fixing signage, sticking carpet edges, sweeping and clearing etc
  • PPM discharge and recording of required weekly, monthly, quarterly and annual checks
  • Basic carpentry work
  • Basic hardscaping e.g. re-bedding, or replacing paving stones and flagstones
  • Painting and decorating
  • Weekly flushing of infrequently used outlets
  • Use of stepladders and ladders (for short duration work only)
  • Replacing lightbulbs
  • Replacing domestic appliances plug fuses
  • Void management checks
  • Fire Door checks, Emergency Lighting Tests, Bell Testing etc.
  • Drainage works
  • Tiling
  • Reglazing at ground floor level
  • Joinery; boarding up broken windows
  • Use of basic hand tools and power tools which have been provided by the firm
  • Communication with residents via the app updating them on their outstanding maintenance issues
  • Waste Management, jet washing and general site upkeep

The role of a Senior Maintenance Operative is wide ranging and varied. This list is not exhaustive, and it is acknowledged that site requirements will vary.

Skills, Knowledge and Experience

  • Proven experience as a Maintenance Technician/Handyman or similar role
  • Strong interpersonal skills
  • Proactive and dynamic taking ownership of all of core duties
  • Accuracy and attention to detail
  • Excellent communication skills displaying sensitivities to and understanding of residents' need
  • Ability to handle multiple tasks
  • Competent in using, Word and Outlook and good IT skills as you will be required to update residents using app / laptop
  • Flexible and cooperative at all times, working as a member of a Team
  • Understanding the importance of achieving deadlines and ensuring quality output
  • Use initiative and take responsibility for providing solutions
  • To ensure confidentiality and security of all business, client and customer documentation/information
  • Well-groomed and of smart appearance
  • Dynamic approach, problem solving, well organised and ability to work well under pressure

Working Hours: Monday to Friday 8:30am to 5pm but flexibility is expected in the case of an emergency or when additional cover is required outside these times on weekends.
Salar: £36,000 + Up to 10% discretionary bonus
