Dove and hawk are working with a successful private London based property investment and development company based in the city on their search for a Lettings Manager.

They are seeking a capable, self-motivated Lettings Manager to oversee the day-to-day operations of our residential lettings function. This is a varied and hands-on role within a small, supportive team jointly responsible for managing of circa around 600 residential properties. You will play a key part in maximising occupancy, ensuring legal compliance, and contributing to the smooth and efficient operation of the residential portfolio.



Key Responsibilities
Lettings & Portfolio Management

  • Manage day-to-day residential lettings activity across the in-house portfolio.
  • Advertise available properties, arrange and conduct viewings, and negotiate tenancy terms.
  • Inspect properties, ensuring accurate and up-to-date photography and marketing materials.
  • Undertake rental valuations to secure competitive and achievable rents.
  • Liaise with external letting agencies for properties located outside London.

Compliance & Tenancy Progression

  • Ensure all lettings are compliant with current legislation, including Right to Rent checks, deposit registrations, EPCs, and arranging inventory checks where required.
  • Work closely with the tenant progression team to ensure references are completed efficiently.
  • Maintain oversight of compliance activities within the lettings team and ensure adherence to internal processes.

Tenant & Property Operations

  • Handle day-to-day tenant queries and oversee repair and maintenance requests.
  • Liaise with contractors and raise purchase orders as required.
  • Oversee minor refurbishment and redecoration projects.
  • Manage compliance-related property needs including asbestos management and legionella surveys.
  • Regularly review and refine internal lettings processes to improve efficiency and service delivery.

Stakeholder Relationships

  • Build and maintain strong working relationships with colleagues, tenants, contractors, and external agents.


Key Competencies

  • Strong leadership skills with a sharp commercial mindset.
  • Extensive experience in residential lettings and property management, particularly in London.
  • Excellent written and verbal communication skills.
  • Ability to prioritise effectively in a fast-paced environment.
  • High attention to detail, especially regarding compliance.
  • Confident decision-maker with strong problem-solving skills.
  • Able to work with minimal supervision while contributing positively to the team.


Qualifications

  • ARLA / Propertymark Level 4 (or equivalent).


Experience

  • 5-10 years' experience in residential lettings, including 3+ years in a team or branch management role.
  • Strong knowledge of the UK residential lettings market and related legislation.
  • Understanding of Health & Safety compliance requirements.


Knowledge & Skills

  • Strong industry knowledge and best practice awareness.
  • Intermediate proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint).
  • Professional and articulate communication style.
  • Strong organisational, analytical, and problem-solving skills.

Salary- £60K

Monday to Friday 8.30am-5.30pm
