Our client is one of the leading new home developers in Lincolnshire. They enjoy an enviable reputation for building quality new homes on attractive well-designed developments, varying in size from 50 units up to 500 units. The company continues to grow in a planned and sustainable way, and we are looking to appoint a driven and ambitious Surveyor to help them deliver their ambitions.

Working very closely with the Directors, you will manage the surveying function of the business to help deliver the company's expanding development programme across the county in a planned and effective manner. The role will be wide & varied, but will include the following: -

Contractors: -
* Preparation of tender documents for Labour Only and Bona Fide subcontracts; analysis of tenders & placing of orders following sign off by a Director.
* Contract management.
* Taking off drawings & preparation of labour rates. Updating labour rates as required.
* Processing contractors' claims & dealing with any issues that arise.
* Code contractors' invoices & time sheets for processing by Payroll & Accounts Department.

Pre-Constructions Work: -
Archaeology, ecology, contamination, remediation, demolition, ground investigations etc.: -

* Obtain all information regarding existing services on sites.
* Liaise with external engineers to obtain comprehensive surveys of all sites.
* Obtaining quotations for investigation works, including the preparation of tender documents and the placing of orders following sign off by a Director.
* Contract management.
* Ensuring that the necessary remediation statements etc. have been received.
* Processing contractors' claims & dealing with any issues that arise.

Technical (Roads, Sewers, SUDS, Structural, & Adoption Works etc.): -

* Liaise with external engineers for production of highway & drainage schemes; street lighting; CBR tests; piling works; structural works (retaining walls; party walls etc.) etc.
* Liaise with statutory authorities to ensure that technical approvals are received when required to meet construction programmes.
* Provide all relevant information to the NHBC for site registration and the discharge of all conditions.
* Process Section 38, 104, 278 etc. Agreements and associated Bonds (in conjunction with the Directors).
* Liaise with the Construction Team in relation to the above works, and the adoption process.
* Arrange Bond reductions as soon as possible.
* Working with the Land and Planning Department, arrange necessary easements, approvals etc. in relation to drainage, services etc. and progress the administration and approvals processes for adoption of works.

Services: -
* Obtaining quotations for the provision of services to all developments, including the preparation of tender documents and the placing of orders following sign off by a Director.
* Coordinate the design process for the above via liaison with the company's Design Department.
* Contract management for all service works, including processing payments, liaising with the Construction Department, and ensuring that mains and services are available when required.
* Ensure that all relevant information is issued to the Construction Team.
* Ensure that invoices are sent out for work carried out by CHL for service providers (e.g. BT).

Budgets and Costs: -
* Produce budget infrastructure and services costs for land appraisals.
* Produce projected cost to complete for infrastructure works etc. for the Accounts Department.

Experience & attributes required: -
* Ability to work as part of a busy team, but also be confident in your own ability & decision making.
* Excellent technical knowledge, and proven experience in a similar role.
* Excellent organisational, oral and written skills.
* Good negotiation skills.
* Commercially aware and ability to add value.
* Good IT skills.
* Hardworking, reliable and have a very positive attitude.
* Clean driving licence.


This role will suit a Surveyor with considerable experience in the residential development sector, however, our client is also happy to support any training that may be required to cover any gaps in experience.
