- Responsible for the recruitment of Sales Administration staff by seeking recruitment approval, ensuring advertising of roles, short-listing and first interviews are conducted in a timely fashion. To invite the Sales & Marketing Director to conduct all second interviews and to arrange suitable inductions for all new starters including an induction to the role. Setting up and following the group on line induction process.
- To conduct PPR reviews with individuals within Sales Administration team in accordance with company guidelines, format and timescales, presenting each to the Sales & Marketing Director for review and counter-signature.
- To hold staff to account for adhering to policy, procedure, job description fulfilment, target achievement, timely and accurate completion of paperwork, management instruction, team or organisational guidelines/instructions and to promptly raise any concerns with the staff member concerned, documenting same and monitoring performance through the setting of SMART targets. All such concerns and SMART plans to be copied to the Sales & Marketing Director.
- Develop and maintain excellent working relationships with other members of the sales and marketing team, other internal teams with whom the role requires close working relations.
- To attend all meetings, training course or events as required by the organisation.
- To manage sickness absence in line with company policy and procedures.
- To ensure the team comply with Health and Safety Policies, IT policies and any other Policies and Procedures the company issue.
- To ensure that any sickness absence is reported to the Sales & Marketing Director in line with Company Policy.
- To ensure that holidays are requested to the Sales & Marketing Director in line with Company Policy, Regional and Team Policy, ensuring a minimum of 4 weeks' notice is given to take holidays unless in an emergency.
- To ensure that all expenses claims are completed effectively and in good time to ensure these are checked, authorised and processed for payment.
- To conduct working activity in accordance with Kier's Health and Safety policy and procedure
Key Skills and Qualifications:
- A clear, effective and professional communicator in both verbal and written communication.
- A positive and proactive individual who is self- motivated, target driven, efficient and decisive with the ability to work on their own initiative as well as part of a team.
- Highly organised and structured to prioritise workload in line with targets and business priorities.
- An ability to build rapport with a range of people to create a co-operative working environment based on mutual respect, trust and professionalism.
- The Sales Office Manager will need to demonstrate leadership, attention to detail, strong people and performance management and be very well presented.
- To contribute positively in team activities, meetings and discussions.
- Positively promote Kier and the company values.
- A high standard of literacy and numeracy demonstrated through minimum GCSEs is required.
- A proven track record in the management of teams as well as individuals to time bound targets, it is essential the Manager has experience with the sale of homes and preference will be given to those with new homes experience.
- The individual must be able to lead, coach, motivate and manage individuals and experience of this is essential.
- The individual must be capable of working under pressure whilst providing a supportive and encouraging environment for individuals and teams to work in.
- The individual must be aware of: qualifying, negotiating, over-coming objections, closing the sale, and must be proficient in contract chasing and be conversant with all legal terminology used in the home buying process.
- A good understanding of lenders and the financial aspect of purchasing a new home, is required, including Help to Buy.
- Be able to demonstrate the use of: email, word, excel, internet and be computer literate.
