Our Essex Division, located in Chelmsford is looking to recruit an Senior Technical Manager to join the Division’s Technical team. The Role This Senior Technical Manager is responsible for the preparation and delivery of production information of allocated projects, to support the land/estimating/surveying/buying/construction and sales functions of the business. The role also includes responsibility for the day to day management of the Technical Team. The role of Senior Technical Manager reports into the Technical Director. Principle accountabilities of the Senior Technical Manager role include: Pre Acquisition Provide technical support and advice to the Land & Planning Department during the acquisition of new sites and development opportunities, including; • Commission and prepare due diligence/technical reports. • Research and advise existing site constraints. • Research and advise abnormal site conditions that may impact design or development costs. Planning Provide support to the Land & Planning Department in the preparation of detailed planning applications, including; • Appointment of planning architect and supporting consultant team. • Monitor fee expenditure against allocated budgets and co-ordinate payments to external consultants • Carry out technical review of schemes prior to planning applications being submitted to local authority and advise suitability of proposed designs. • Advise where layouts could best be optimised to improve net to gross development areas or add increased revenue from individual plots. • Provide architectural advice on design layouts and appearance of proposed new developments • Pre-selection of external materials • Commission investigative site surveys and reports Implementation Prepare detailed design information to assist the procurement and construction of new developments including; • Pre-selection, appointment, and management of consultant design team • Negotiation of consultant fee proposals and monitoring of fee expenditure against allocated budgets. • Co-ordination of payments to external consultants • Chair design team meetings • Set outline design programmes and monitor consultant performance • Commission detailed investigative site surveys and reports • Lead the optimisation process to enable early sign off of floor plans • Advise and co-ordinate requirements for sustainability, environmental, ecological and ecohomes constraints. • Register plots with NHBC for Buildmark warranty. • Clear building control, site engineering and warranty conditions with NHBC • Liaise with statutory utility providers. • Clear outstanding planning conditions with local authority. • Liaison with and co-ordination of specialist sub-contractors. • Attend site progress and co-ordination meetings. • Manage and co-ordinate the requirements of RSL partners and their agents. Sales Provide supporting information to the Sales Department to assist the preparation of sales literature and the conveyancing of individual properties, including; • Plot conveyancing plans as required by land registry • Computer Generated Images • Basic sales plans and area schedules Experience, Qualifications and Skills Experience • Experience of working as a Technical Manager or Senior Technical Manager within a large volume housebuilder. Qualifications and Training • HNC/HND in a building related topic • CSCS card or equivalent Skills and Aptitude • Excellent attention to detail • Methodical, conscientious, organised and works to deliver high standards. • Strong communication and listening skills with the ability to be able to build effective working relationships both internally and externally • Ability to work on own as well as part of a team • Ability to thrive under pressure in a fast-paced environment • IT literate and the ability to adapt to new systems within the technical environment. • Committed to diversity and inclusion The Role and Working Conditions • Willing to be flexible in respect to day to day duties and hours worked. • Office based role, with regular travel to development sites as and when required. • Ability to travel to all development sites within Divisional area.
