Daniel Owen is excited to partner with a leading client in Westminster to find a dedicated Property asset Manager. This role is essential for ensuring the smooth operation and management of residential properties.

Key Responsibilities:

  • Property Maintenance: Oversee general maintenance tasks, liaise with contractors, obtain quotations, and instruct works. Ensure timely completion within budget.
  • Pre-Tenancy Preparations: Ensure properties are in excellent condition before new tenancies begin.
  • Refurbishment Oversight: Manage large refurbishment projects from inception to completion.
  • End of Tenancy Negotiations: Handle negotiations in accordance with company and TDS guidelines, ensuring prompt deposit releases unless disputes arise.
  • Compliance Management: Ensure strict adherence to safety legislation, including EICRs, EPCs, Gas Safety, and the Homes (Fitness for Human Habitation) Act.
  • Property Inspections: Conduct periodic visits and prepare reports for landlords as needed.
  • Communication: Foster proactive relationships with tenants and landlords to ensure excellent service and long-term partnerships.
  • Contract Renewals: Negotiate contract renewals with both landlords and tenants.
  • Record Keeping: Maintain up-to-date property records.
  • Team Collaboration: Work closely with management and the Lettings team to provide exceptional customer service and advice.
  • Performance Tracking: Ensure KPIs are consistently met.
  • What We're Looking For:

    • Proven experience in property management or maintenance.
    • Strong communication and negotiation skills.
    • Knowledge of relevant legislation in the private rented sector.
    • A proactive and organised approach to managing multiple tasks.
