The Role:
Currently we are looking for a skilled Project Manager to work closely with the project director to oversee the delivery of the various stages of construction, you'll be responsible for ensuring site operations are delivered safely, on time, and to the highest quality and cost standards.
The Project:
Ardmore is delivering 161 affordable homes at 3 Thames Road, a landmark riverside development in Newham. Set on a compact former industrial site, the scheme includes three residential blocks (8-12 storeys) clad in high-quality brick. Bordered by existing buildings, the project involves phased construction and careful logistics planning to ensure safe, efficient delivery in a constrained urban environment-contributing to the wider regeneration of East London!
Main Responsibilities:
- Work with the Project Director to assign resources, roles, and responsibilities.
- Monitor progress and implement corrective actions to avoid delays.
- Coordinate site logistics including deliveries, material handling, and storage.
- Develop and maintain detailed build programmes and integrate with overall project plan.
- Conduct inspections and ensure compliance with quality assurance processes.
- Assist with cost control, manage variations, and support monthly CVR processes.
- Manage subcontractor performance ensuring safety, quality and programme compliance.
- Promote a strong on-site safety culture and enforce Health & Safety policies.
- Lead and support site teams, promote staff development and address performance issues.
- Coordinate with the design team to ensure buildable and coordinated drawings are available.
- Manage design changes and liaise with consultants and clients on technical queries.
- Oversee the snagging and handover process, ensuring all documentation and O&Ms are completed.
We're Looking For:
- Proven experience in managing construction projects or packages valued at £60M+ and £10M+ respectively.
- NVQ Level 7 in Construction or Degree in Construction Management or working towards.
- Strong knowledge of UK construction regulations and Health & Safety standards.
- Demonstrated experience in planning and coordinating construction activities.
- Ability to manage multiple work streams and subcontractor packages simultaneously.
- Proficiency in MS Projects and Microsoft Office Suite.
- Experience with JCT contracts and familiarity with BREEAM and Building Regulations is desirable.
- Team player with excellent personnel and communication skills.
- Strategic thinker with a strong sense of responsibility and leadership.
