Job summary:

  • To provide a hands-on Engineering and Supervisory function to ensure that all requests for PPM and reactive tasks are carried out in accordance with company and contract procedures.
  • To provide engineering support and be willing and able to undertake any engineering repair tasks (within the job holder's competency) upon any of the client's sites when called upon.
  • To provide a pivotal link in communication with both the client's and Henshall and Sheehy management personnel regarding regular up-date of respective building services operational status and ongoing repair issues.
  • At all times keep the company's interest in mind.
  • To ensure that we are delivering all contracted services.
  • In circumstances where we are being asked to provide services outside of the contract scope (Emergencies excepted) to provide an appropriate response to the client whilst remaining polite and courteous and escalate to the contract manager for consideration / quoted works
  • Providing contract support regarding the implementation of Planned Preventative Maintenance of the client's portfolio of premises.
  • To ensure that the building services plant & equipment is operating safely, within the system design parameters and to optimum efficiency.
  • Ensuring that the highest standards of service delivery, technical support and asset management are delivered to the client.
  • To supervise the access, safe working and conduct of H&S appointed contractors when operating upon the client's sites, undertaking the necessary administration of sub contractor health & safety documentation, site induction and ensuring job reports are passed onto helpdesk.
  • To ensure that the client's site plant room housekeeping is maintained at the highest level with all necessary health & safety signage, plant room information posted at the correct locations.

APPL Facilities Manager

  • Qualifications and experience:
  • A good general technical education is essential to NVQ 2 Craft (Mechanical) or City & Guilds Part 1 / part 2 (Inc. 17th Edition wiring regulations)
  • Be able to qualify for minimum CRB security clearance
  • Must be able to demonstrate a career showing continuous personal development.
  • Up to date technical knowledge including all relevant ACOP's, fire and environmental control measures, building control requirements, and all aspects of the Health and Safety regulations in relation to building management.
  • Essential experience - 5 years building services experience in a similar post within the service delivery sector.
  • Possesses excellent communication skills, is numerate and computer literate.
  • Comprehensive mechanical engineering experience, undertaking reactive and planned preventative maintenance.
  • Experience of maintaining and fault finding upon Building Services M&E HVAC systems and associated component parts.
  • Desirable training in health and safety.
  • Possess a high level of personal integrity, is polite and displays good mannerisms when customer facing.
  • Possess vision, and able to communicate this effectively, a role model for customer service excellence.

Main duties:

  • Provide detailed reports on required works at the request of the Contract Manager
  • Ensure that routine maintenance is carried out to all building plant, equipment and systems within the period issued.
  • To action fault finding and repairs to breakdown of any building services as and when required
  • To provide a work report upon completion of each maintenance task in order for others to update the CAFM with regard to maintaining complete asset work history, plant condition and components upon the apparatus that have been replaced.
  • To schedule appropriate in house engineers to complete PPM and reactive works onsite and follow up completion of duties.
  • To respond to the Building Management System (BMS), HVAC alarms or system abnormalities and effect adjustments where required within the building systems. The use the Building Management Systems for fault finding and further diagnostic evaluation of the buildings HVAC systems.
  • To respond to and affect emergency repairs, disaster recovery as and when required.
  • Ensure that the buildings compliant testing and inspections of the buildings various systems are undertaken as a priority.
  • To ensure that the required numbers of spares are reported and available to carry out maintenance of the above plant.
  • Ensure that engineering subcontractors are appropriately supervised, and comply with contractual commitments, and site operating processes.
  • To develop a good working relationship with all members of H&S Support Services and clients staff.
  • Ensure the provision of a safe & healthy working environment, ensuring compliance with all Company policies and procedures, as well as client site policies, procedures and working arrangements, as required.
  • Ensure a professional image of H&S is presented to clients and visitors and ensure excellence in customer service is delivered and promoted at all times.
