Building Surveyor job in Chester, Cheshire
Building Surveyor job in Chester, Cheshire for a leading rural consultancy team. The role will be Responsible for the maintenance, repair and renovation of buildings across a number of privately owned rural estates and properties in the Northwest of England and North Wales. The role offers a package of £40,000 - £48,500 + On Target Bonus of £3k-£5k Bonus + Hybrid Working + 27 days Holiday.
With 60 offices nationwide, they have a long-standing reputation in the residential and commercial sectors, offering a multitude of services including lettings, property management, land, development, surveying and agency. To be considered you must be a Chartered MRICS / MCIOB Building Surveyor with project management experience.
Role & Responsibilities
- Property inspections
- Assessing and managing required and best practice cyclical maintenance and checks
- Managing contractors to complete maintenance and repairs
- Co-ordinating with tenants and occupiers
- Quality control on maintenance, refurbishment and renovation projects
- Preparation of specifications and schedules for minor works
- Instruct and oversee a professional team for major works
- Plan projects and produce budget costings
- Manage contract tenders and JCT Contracts
- Statutory compliance including Health & Safety implications and CDM regulations
- Ensure clients and contractors meet their respective Health & Safety duties including competence, confirming necessary insurances, certifications, working methods and risk assessments
- Obtain statutory consents including, planning, Listed Building and Building Regulation
- Obtain and manage necessary certifications & checks on behalf of Landlords/property owners
- Budget Management, regular reporting on building expenditure against budget
- Assisting and advising on building cost apportionments between revenue and capital for taxation purposes.
Required Skills & Experience
- MRICS or MCIOB
- Full project management experience in maintenance, minor and major works projects
- Excellent construction technical knowledge
- Experienced with JCT Contracts
- Experience with heritage building would be advantageous but not essential
- Ability to travel across the North West / North Wales
- UK Driving Licence and own car.
