In order to maintain our client's exceptionally high standards of service excellence, an experienced Contracts Manager with first-hand knowledge of high rise & low rise refurbishment projects, is required to join a leading, well-established multi-disciplinary construction group as they continue to grow across the North West and beyond.
Our client has built a strong track record as a reputable employer and true community contractor with a high emphasis on client relationships and corporate social responsibility. Their portfolio includes refurbishment of registered provider housing and public buildings, new build housing, public realm, HLF park restorations, hard and soft landscaping, estate refurbishment highways and civil engineering, waste management, the provision and servicing of plant and equipment, unlocking development opportunities and sourcing land to build new homes.
Reporting to the Senior Contracts Manager, the successful candidate will draw on their substantial experience in a similar client focussed role to take overall responsibility for multiple construction refurbishment projects, managing construction teams in delivering a consistent service to time, safety, quality and cost, and ensuring clients' expectations are met in full and contract performance targets realised.
Many of our client's projects involve extensive "Contractor Design" elements/packages - usually JCT based contracts. As such, applications from individuals with experience in this area are encouraged.
Key Responsibilities
- Support the Construction Manager in delivering business plans.
- Liaise with clients to ensure their interests are being fulfilled and build key relationships.
- Oversee all operating processes to ensure that the most efficient and effective use is made of resources in line with budget costs.
- Provide support and advice to Site Managers and discuss future potential problems or issues that may arise.
- Direct the site team to ensure that they are appropriately motivated and trained to carry out their responsibilities to the required standards.
- Produce all necessary internal and external reports and ensure all operations are being carried out in line with standard company policies and procedures.
- Co-ordinate the full construction process, on site and post construction activities throughout the contract to ensure the successful completion.
- Regularly visit sites at least once per week or as the site requirements dedicate.
- Liaise with Customer Care Team throughout defects liability period to ROD certificate.
- Develop the Construction Phase Health & Safety Plan and ensure that it is being maintained and complied with throughout the contract period.
- Assist Health & Safety department compiling O&M manuals.
- Oversee the conversion and development of the tender programme to construction programme with the Site Manager.
- Support the bid team by attending tender interviews. Risk evaluation, build-ability, programme advice, site set up plans, prelim requirements and adjudication meetings during the tender stage.
- Take part and assist in tenders and adjudications
- Support the bid team with buildability and programme advice
- Identify and address any capability or performance issues in a timely and effective manner in line with the One to One process.
- Support recruitment, selection of delivery personnel
- Maintain and control financial aspects of a project and assist in the delivery of the business unit's profit plan in line with the company's requirements.
- Consider tender prelim against actual requirements and evaluate and monitor the expenditure monthly with the site team.
Skills & Experience
- Good experience of occupied high rise refurbishment and strong interaction/co-ordination with our Commercial & Pre-Construction teams is essential, along with strong client relationship management skills.
- Have a good contractual awareness of the varying forms of construction contracts.
- PAS compliant delivery and Building Safety experience will be an advantage along with good knowledge of contractual Contractor Design Portions under JCT contracts.
- Good IT skills and the ability to understand/operate MS Project is desirable.
- Good people management and communication skills
- Good technical/construction background and knowledge
- IT proficient in Word, Excel, Outlook and basic programming skills
- Ability to forward plan and foresee potential problems together with solutions
- A team player who demonstrates both leadership and supportive qualities
- A strong focus on quality and customer service
- Good analytical skills and ability to apply common sense to operational issues
- Able to lead/manage and motivate a team
