An excellent opportunity has arisen due to local land acquisition to join our client, a well-established Contractor and growing executive Housing Developer based in Boston, Lincolnshire.
We are looking for an experienced Contracts / Project Managers with a proven track record of managing residential builds. You will be required to co-ordinate trades, direct labour and materials; as well as liaising with suppliers to ensure that the onsite construction team is fully resourced. You will also be responsible for the successful and safe delivery of the exceptionally high quality dwellings associated with our client.
The Successful candidates will manage and oversee projects from the start through to completion, ensuring that work is completed on time, safely, within its budget and to a high standard.
They could be working on a wide variety of projects in many different sectors eg, commercial, agricultural, housing, local authorities, education etc etc
As a contract manager, they will be responsible for single large scale complex projects or several smaller ones. They will be the first point of contact for members of the public, clients, site managers and sub-contractors for as long as the contract lasts.
They will be responsible for generating the contract programme of works and monitoring progress against the programme.
They will lead design coordination meetings and sub-contractor coordination meetings and minute the meetings accordingly to record any relevant action points.
They will attend regular progress meetings and produce a thorough progress report.
The candidate will be responsible for the procurement of all labour, plant, materials and sub-contractors. This will necessitate the compilation of procurement schedules linked to the construction programme to ensure procurement is made for goods to be delivered just in time. Not too early and not to late. They will be responsible for the formulation of accurate enquiries, keep accurate cost analysis comparing cost against value. They will negotiate with and appoint sub-contractors ensuring that sub contract agreements are put in place to reflect the agreed scope of works, price and programme requirements. They will be responsible for agreeing and tracking sub-contractor variations with the accounts team.
Health and safety issues will be a top priority in this role. It will be the candidate's responsibility to check the competency of the appointed sub-contractors, ensure that risk assessments, method statements and other assessments are all received or generated in a timely fashion so that they can be vetted and relayed to the site team and other affected parties before the work activities commence.
Candidate will ensure that the construction phase health and safety plan and the end of project health and safety file are put in place and robustly applied. They will ensure that collective safety measures are put in place such as working platform scaffolds and fall protection netting.
Candidates time will be split between regional office and sites to ensure objectives in all regards are being met, H&S, time, cost, quality.
Candidate will be expected to provide reports on performance of all disciplines to the construction manager and Directors at regular contract review meetings.
Candidate will need to understand all aspects of the contracting process, and technical building requirements. They will need to be commercially aware. They will need to be able to establish strong working relationships with a wide range of people. They will need to be a team player, but also need to be able to use you're their own initiative and make decisions on their own.
Candidate should be well-organised and capable of meeting deadlines. Good maths and IT skills will also be required.
Demonstration of industry experience will be required.
It would be beneficial if the candidate has HNC or HND in a building or industry related subject along with an smsts qualification, cscs card and first aid qualification.
