There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our Yorkshire Division based in Leeds is looking to recruit a Design Manager to join the Division’s Technical team.

The Role

Our Technical department are responsible for establishing the infrastructure that connects a new development and for putting in place all the important things that enable a community to thrive. The Technical department are also responsible for the layout of our sites, ensuring we are creating places that work for every aspect of our customers’ lives. The Architectural team is responsible for the preparation and submission of planning applications, preparation of viabilities and secure planning and building regulations approval at the pre-start and concept stage of development.

Principle accountabilities of the role include:

Responsible for all planning and development functions on a determined number of sites.
Procure landscaping scheme, ecological and archaeological assessment, noise reports and air quality to support applications.
Overview development proposals and appraise site information to formulate technical reports in conjunction with our engineering department.
Instruct and coordinate necessary development reports.
Where required manage external consultants.
Ensure the preparation of all drawings, details and specifications necessary for start on site.
Liaise with Commercial Department, ensure fees and services budgets, appraisals, cost plans and viabilities are prepared to ensure the project meets the Group’s and the Company financial criteria and ensuring variances to budget are reported.
With appropriate assistance review all Design layout drawings at key stage of design and development to ensure compliance with the company requirements e.g., Viability Planning Application, Tender and Pre Start.
Monitor and manage the evolving group house types and new designs as required to be the regional custodian of layout and house design.
Establish good working relationships with site staff and department heads to ensure schemes are constructed as intended and to encourage feedback for inclusion in future schemes to avoid wastage and improve the product.
Develop good working relationships with Local Authorities and ensure knowledge of the peculiarities of the Local Authorities, to ensure economical and efficient approvals.
Experience, Qualifications and Skills

Experience

Good working knowledge of the planning system and building regulations.
Candidates from architectural practice will be considered.
Qualifications and Training

Proficiency in CAD and layouts.
HND level qualification (or equivalent) in a relevant building related subject.
Skills and Aptitude

Effective communication and listening skills
Excellent attention to detail
Good administration skills
Works effectively to deadlines and competently works on multiple tasks simultaneously
Ability to work on own as well as part of a team
Proficient IT skills along with a good working knowledge of Microsoft Office (Word, Excel and Outlook)

The Role and Working Conditions
