- To take responsibility of our homes from the 'Finals/clean' build stage and to quality check them and ensure they are finished to the highest standard ready for commissioning by the set handover dates.
- Liaise closely with Site/Project Managers to understand workload priorities as a team and time frames that you need to work to and manage subcontractors accordingly.
- Develop close working relationships with all the appropriate contractors, so that you can manage the finishing of the home to the required timescales and standards.
- Responsible for the finishing stages in all communal areas/facilities to achieve the required quality standards in these areas. Communal to be completed and signed off by warranty provider, building control and management company before serve in apartment block with assistance from your site manager.
- Ensure that all the final inspections and tests are carried out to obtain Completion Certificates prior to notice being served.
- To understand and complete the BHOC Quality Management System at the required stages. This includes ensuring project manager/Construction Director is aware of all hold points (pre clean, pre commission and pre serve) in advance.
- Work closely with the Head of Quality Control to provide feedback on any issues or problems.
- Attend inspections of the homes with Head of Quality Control.
- Conduct Pre-Commissioning/Quality Inspection with the Project manager or Head of Quality Control to check that the home is ready and well presented for the commissioning process to start.
- Work closely with the Customer Service Manager's at the commissioning stage and ensure that the lists they produce are actioned and completed within a two/three day period. This will involve co-ordinating the trades appropriately so that timescales and quality levels are met.
- Address any re-occurring trends/issues with the finishing trade's trades, to eliminate the same problems being noted at the commissioning stages.
- Work closely with the Customer Services Team to ensure that the homes are clean and ready for the Home Demonstration and Handover Appointments and any issues reported are closed out as quickly as possible. Ensure keys and handover documentation is in the house ready.
- Complete serve and customer viewing list in a timely manner.
- Aim to achieve as a team 90% or above on the 'Ready' & 'Clean' IHR scores.
- Monitor regularly that the homes and externals are presented correctly whilst in the finishing stages and that we achieve the right Customer Journey at time of home demonstration and handover.
- Maintain a healthy and safe working environment both within plots and site wide.
- Ensure quality control guidelines and the Berkeley standard details are adhered to.
- Attend weekly meetings to update demonstration/handover schedule. Ensure items are closely monitored and updated.
- Instruct and record any day works including possible contra charge. Consider whether photographic evidence is necessary.
- Ensure site presentation is maintained for whole site at all times.
- Any other adhoc duties that may be required.
