Summary

Gleeson Homes have an excellent opportunity for an experienced Group Construction Director. The purpose of this role is to provide leadership to implement strategies for construction excellence that continually improve the effectiveness and efficiency of Divisional and Regional construction activity and the achievement of associated build quality, control and governance standards and processes, working with and being a subject matter expert to Divisional Managing Directors and regional management teams.

Main Responsibilities

Key responsibilities of the position:

  • As a member of the senior leadership team, take a 'whole company' perspective to the performance of Building Homes. Changing Lives, being a Gleeson Ambassador for our vision, mission, values and approach to performance excellence via the Gleeson Competency framework and positively influencing and enhancing the profitability and operative effectiveness of the business.

  • To provide effective strategic and functional leadership to DMDs and RMDs by devising, implementing and embedding appropriate control measures and approaches that facilitate construction teams to work collaboratively and robustly implement optimal construction ways of working and related operational management policies, practices, systems, metrics, controls and reporting regimes to maximise both regional, Divisional and Gleeson Homes profitability.

  • In undertaking a continuous review of Gleeson build performance keep the Homes CE, DMDs and other senior leaders fully informed in a timely and candid manner on key performance areas such as build progress and build rates and delivery forecasts, build quality and RIs, defects management, environmental and sustainability targets, achievement of CML dates, and the enforcement of a positive Five Start customer focus and culture within build teams as well as all material risks to and/or deviations making recommendations and then actioning plans as appropriate to resolve or mitigate current and/or emerging business and operational performance risks across regional operations.

  • Work closely with Divisional Managing Directors provide tactical oversight to systematically develop, implement and review construction ways of working and operating practices and processes designed to continuously improve operational performance, standards and controls making recommendations and then actioning plans as appropriate.

  • Chair Construction meetings as required and provide direction and leadership concerning the tracking and delivery of build KPIs and the operation and compliance of agreed operating practices, standards and the application of business systems (inc Coins) and change initiatives, taking positive action as appropriate to resolve and unremittingly eliminate areas of non-compliance and sub-optimal operational practice.

  • Actively strengthen cross-team ownership, engagement and the effectiveness and competence of construction operational teams and managers by developing and sharing "best practice" methods and ways of working ensuring build teams have the requisite information, materials and Central Services support such as an up to date Gleeson Quality/Construction Manuals, NHBC information, site information bulletins and updates, regional workshops, best practice recognition events, etc to optimise performance and efficiency.

  • Ensure that training needs (mandatory and non-mandatory) are fully satisfied to ensure build teams and individuals have the necessary knowledge, coaching, supervision and experience to carry out role requirements and meet required performance and standards in an efficiency way, from apprentices through to senior build management.

  • Examine external trends in industry standards, construction practice, policy, procurement, materials use and trade/supplier resource assessing their relevance to Gleeson and recommend tactical changes to standard operating practices, policies and procedures via the appropriate governance mechanisms.

  • Working as part of the wider senior operational management team engage Central Services Directors and regional construction teams in initiatives that add value across the business (e.g., changes to the buildability of product) whilst also representing Gleeson on relevant national forums/industry committees.

  • Ensure that critical performance information and an effective flow of communication is evident and effectively managed so that all directors, teams, stakeholder groups and delivery partners understand their role, performance contribution and the requirements upon them to safely execute agreed Gleeson plans, initiatives and change programmes that deliver efficiencies, performance improvement and standards e.g., reduction in reportable items to at least meet, if not exceed, the NHBC industry average.

  • Be an active Ambassador of the HomeSafe culture and ensure that at all times all internal and external colleagues and third parties (including subcontractors) understand and are engaged in complying with operational procedures and in doing so are focused on meeting and exceeding Home Safe, customer expectations and service and quality control targets and requirements.

  • Provide key status reports, updates and management information on all KPIs covering operational performance, achievement of standards, and all operational matters in advance of meetings with the Executive/ Gleeson Homes colleagues.

  • Lead by example, upholding our values and creating followership for others to become role models to implement, uphold and promote our operating procedures and behavioural and leadership standards and support the Executive/Central Services teams in protecting the good name and business and ethical integrity and brand reputation of the company.

  • Authorise and commit expenditure up to the Gleeson Homes approval limit maintaining appropriate treasury limits.

  • Be an Ambassador of the Home Safe culture and ensure that at all times the Region and its people complies with responsibilities under the Health & Safety and Environmental policies and processes and understand the impact of these on customers/external partners/stakeholders.

  • Any other duties as reasonably requested.

  • Deliver key business targets across all designated regional business areas in accordance with Gleeson operational policy, processes and best practice requirements.
  • Lead the delivery of a step change in construction's operating performance and ability to deliver its Business Plan and growth requirements developing strategies for maintaining such performance
  • Evidence of leading effective continuous improvement plans and change management which contributes to improved business performance
  • Evidence of being a senior ambassador of the Gleeson culture, business model and values
  • Evidence of creating a high performance culture and high employee engagement through application of competency practices and any other activities or processes.
  • Delivering a transparent approach to business opportunities, issues and risk being solution focused.

Ideal Candidate

  • A relevant qualification and extensive experience in leading large build teams.
  • Extensive knowledge and experience of build quality, build cost/WIP and efficient build programme planning and delivery, forecasting and change and innovation within build management and control.
  • In-depth knowledge of the residential property market and customer expectations and requirements.
  • Knowledge of design, quantity surveying and construction processes and related financials/commercials, including the use of Coins.
  • Ability to influence effectively at all levels including key Senior Executives, Directors and other Stakeholders.
  • Experience of being a role model leader with a passion and committed to running businesses in line with/similar to our values.
  • Proven track record within NHBC and across the sector in delivering build quality and by association a 5 star (In House) customer experience
  • Excellent communication (written/verbal) and presentation skills.
  • Excellent planning, project management, organisation and decision-making capability.

  • Ability to differentiate between conflicting priorities/issues to identify underlying causes.

  • Ability to work closely with Divisional Managing Director and all regional and Central Services support functions.
