Dove & Hawk are working alongside a Property Management Company based in East London, who are looking for an experienced Maintenance Manager, to manage a portfolio residential properties consisting of a mixture of lettings and vacant properties located across East London.
Duties/Functions of the role:
- Manage, motivate, and support the in-house team of 15 operatives, ensuring high standards of performance and productivity.
- Allocate, monitor, and track all reactive, planned, and emergency maintenance works.
- Implement preventative maintenance schedules to minimise future issues.
- Take ownership of the voids process, ensuring properties are inspected, repaired, and prepared for re-let within agreed timeframes.
- Coordinate operatives and contractors to carry out all necessary works quickly and efficiently.
- Track turnaround times, costs, and quality to meet company and council standards.
- Manage the maintenance budget, controlling spend while maintaining quality standards.
- · Approve invoices, monitor contractor costs, and report on expenditure.
- · Produce monthly reports on maintenance performance, void turnaround, and resource use.
Requirements of the Role:
- A minimum 5 years' experience in all aspects of residential property management.
- A general understanding of the London residential property market
Salary Budgets: £50-£55,000 p/a
Required working hours: 7.30am - 4.30pm or 8am - 5pm Monday to Friday
