Our client is a National M&E Company they are currently recruiting for an Account Manager you will be managing multiple contacts within the City. They have an impressive portfolio
As an Account Manager you will be responsible for managing a number of site-based building services teams and together with the contract performance of those sites to ensure continuity of business, services, compliance and ensure that Service Levels and Key Performance Indicators are met.
The role will require you to be able to demonstrate high levels of technical ability, man-management skills, IT skills and finance controls together with soft competencies such as negotiation, communication and leadership skills.
Experience
A minimum of 5 years in supervisory or management role in a building services environment.
Must be able to demonstrate experience and competence for managing M&E maintenance operations.
Must be able to demonstrate experience and familiarity for operating electrical, heating & ventilation and public services systems.
Must be able to demonstrate familiarity with Statutory & HSE compliance.
Must be able to demonstrate effective understanding of budget management and P&L management.
Duties
Main client contract liaison and attend all monthly and/or support meetings as required to by Client.
Attend client presentations as requested by Business Development.
Monitor mobilisation of assigned sites and sign off completion
Review and ensure compliance with client contract documentation.
Support the Client with fit outs / projects as required
Monitor site personnel to ensure communications between themselves and other departments / Clients and Tenants are carried out in a professional, helpful and courteous manner.
Hold a company mobile phone to receive out of hours calls from site in the event of an emergency.
Form part of the site emergency escalation procedure.
Comply with company HV & LV Electrical Safety rules.
Provide out of hours attendance for planned maintenance and reactive works in support of site operations teams if required.
Review the company's monthly report for each site prior to issue to ensure it is consistent with current company standards and that planned maintenance and reactive tasks have been adequately managed and completed.
Carry out monthly audit to ensure that all statutory requirements of your assigned contracts are completed as scheduled and that logs are kept up to date and reviewed on a monthly basis. For Example - Fire, Water Hygiene, F-Gas, Emergency Lighting and Access Equipment Logbooks.
Carry out a 6-monthly audit of the site and review the following to ensure compliance.
Review sub contractor reports with Site Manager / Supervisor to ensure any reported defects have been actioned accordingly.
Regular toolbox talks / Toolbox Talk guidelines are being carried out and documented.
BMS fault log is being maintained and necessary repairs are being made.
Provide formal reporting in writing to Client of base-build snagging, defects and latent defects.
Investigate, prepare and submit concise written reports pertaining to emergency incidents in a timely manner.
Ensure that Specialist Sub-Contractors have been appointed in line with contract requirements.
When necessary assist the Site Manager / Supervisor to provide detailed quotations to the Client for additional works in accordance with the Client service level agreement.
Provide technical support to the site teams as and when required including coordination of Building Shutdowns and Integrated System Tests
You will gain a working knowledge of operation of plant / services for the contracts under your control.
Be able to demonstrate expertise on installed systems in line with the companies Electrical and Heating & Ventilation Knowledge Guides.
Ensure that Site Staff comply with the Health and Safety at Work Act.
When necessary prepare and review company risk assessments and method statements to ensure they are fit for purpose and readily available for all staff, create and amend as necessary.
Monitor spending on all of your assigned contracts to ensure that all purchases are cost effective and that the contract remains profitable.
Authorised Person Duties as an Account Manager you will be responsible for ensuring that Safe Systems of Work are followed on all sites under your control to ensure the safety of all personnel on site.
Certification
You will be either mechanically or electrically trained to one or more of the following:
BTEC / HND / HNC / ONC / Degree.
Electrical apprenticeship.
Mechanical apprenticeship.
Level 3 NVQ Diploma in Electro-technical.
Level 3 NVQ Diploma in Heating & Ventilation
Level 3 NVQ Diploma in Building Services.
