Role: Operations Manager/Construction Manager - Modular Construction & Fit-Out Operations.
Salary: €75,000 - €80,000 + Annual Bonus + Company Car
Location: Donabate, Dublin
We're looking for an experienced, driven, Operations Manager/Construction Manager to join our team in Donabate to manage and oversee the refurbishment and fit-out of modular buildings (e.g. Portakabin units) in a controlled depot environment, ensuring high standards of quality, cost control, and operational efficiency across multiple projects. The Operations Manager will lead cross-functional teams and collaborate with internal stakeholders to ensure timely delivery of modular solutions to client specifications.

Essential Criteria as a Site Manager
*
****Proven Project & Operations Management experience in modular construction, refurbishment, or fit-out projects (5+ years)***.
*Demonstrated success in managing multi-project operations within a depot or off-site manufacturing environment.
*IT Project Management and Procurement Skills.
*Excellent Communication & Stakeholder Engagement skills.
*Proficient in ERP systems (e.g., SAP) and MS Office Suite / MS Projects.
*Excellent understanding of construction health and safety regulations.
*Team Leadership & Performance Management experience.
Full Irish driving licence - You will be travelling to the different depots* (both local and further i.e. Cork).
Role Responsibilities:
Project Execution & Planning
*Oversee daily operations of refurbishment and fit-out projects within the depot.
*Develop and manage project plans, including scheduling, sequencing, and procurement.
*Ensure timely delivery of all assigned projects within budget and quality parameters.
Cost Management
*Review and analyse job costs regularly to maximise profitability and ensure adherence to budget.
*Use internal systems (e.g., SAP) to monitor cost performance and identify areas for improvement.
*Provide financial reports and forecasting insights for senior management.
Materials & Stock Control
*Monitor the stock control system to maintain a consistent, cost-effective supply of materials.
*Work closely with procurement to ensure timely and economical ordering of materials and equipment.
Subcontractor Management
*Ensure adequate subcontractor labour is scheduled and aligned with project needs.
*Assess quality of subcontracted work, controlling associated costs and ensuring compliance with standards.
*Review performance of subcontractors and maintain a reliable database of approved suppliers.
Health, Safety & Compliance
*Ensure compliance with all health and safety legislation, codes of practice, and internal policies.
*Conduct regular site audits and risk assessments to maintain a safe working environment.
*Promote a strong safety culture among staff and contractors.
Team Leadership & Development
*Lead and motivate site teams to deliver high-quality results.
*Support staff development through training, mentorship, and performance management.
*Oversee maintenance and rectification works on hire fleet modular buildings.
Stakeholder Coordination
*Liaise with commercial, project management, and works teams to ensure project alignment.
*Communicate project progress, risks, and solutions effectively to stakeholders.
*Ensure client expectations are met or exceeded in terms of quality, cost, and delivery timelines.
