Building Surveyor – Dilapidations

Dove & Hawk are working with a multidisciplinary construction and property consultancy who are on the hunt for a Chartered Building Surveyor who has expertise with Dilapidations in the Commercial Property market. This role will suit someone looking to work with a team of forward thinking professionals who understand the importance of flexibility when it comes to a work/life balance. Those applying should have MRICS qualification and at least 2 years' PQE in Building Surveying:
Duties/Functions of the role:
- Preparing Schedules of Dilapidations, including costing
- Preparing Schedules of Tenants Lease Liabilities
- Advising on lease obligations and lease break options
- Strategic advice on negotiating options including advising clients of timings and tactical options
- Advising the client on whether to undertake the works or negotiate a financial settlement
- Negotiating settlement claims with landlords and tenants
- Procurement, and as required, managing the works
Requirements of the role:
- Chartered Status as a Building Surveyor with dilapidations expertise
- At least 2+ years' PQE within commercial building surveying
- A proven track record in successfully working on Landlord & Tenant assignments across various property sectors.
- Strong communication skills (both written & verbal)
- Strong IT Skills (Microsoft office).
- Excellent customer facing skills.
- High levels of attention to detail.
Salary Budgets: £55-65,000 per annum plus numerous benefits.
Required working hours: Monday to Friday 9am-5:30pm (2 Days WFH provision per week).

Rating Surveyor

Dove & Hawk are working in partnership with an independent Property Consultancy dealing with commercial offices within the Prime Central London market. With growth plans on the horizon they are seeking a Chartered Surveyor with 3+ years PQE working in Business Rates to join the established team at Associate level. This role would suit someone looking at coming away from the corporate world in order to drastically increase their personal earnings and future career progression. With a varied and established client base there is plenty of opportunity to develop as well as work in a business where self management is highly encouraged.
Duties/Functions of the role:
- Inspection and measurement of commercial properties, along with calculation of floor areas.
- Analysis of rental and assessment evidence and undertaking business rates valuations.
- Consideration of legislative provisions and relevant factors affecting rating valuation and rates liabilities.
- Contesting rateable values via the Check, Challenge and Appeal system without supervison.
- Liaison with Local Authorities in appropriate circumstances concerning reliefs, exemptions and liabilities.
- Dealing with day-to-day management of clients, advising on rating matters and reporting to them on relevant issues.
- Conducting regular business development alongside the team in order to continue to grow the client base.
Requirements of the role:-:
- MRICS Certification
- 3+ years PQE working with business rates/valuations
- Good working knowledge of the London office market
- Valuation Tribunal experience preferred (but not required)
- Knowledge on relief opportunities to explore with billing authorities
- Personal business development and an ability to win contracts
- Excellent communication skills (written and verbal)
Salary Budgets: £65,000pa Basic Salary with an exceptional bonus scheme giving a projected yearly earnings of £100,000+
Required working Hours: Monday to Friday 9am-5:30pm (Hybid Working)
