There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our Southern Counties Division is looking to recruit a Sales Advisor to join the Division’s Sales team. The development we are recruiting for is located in Fallow Wood View, Isaacs Lane, Burgess Hill, RH15 8RA.

The Role

The role of Sales Advisor, reports to the Sales Director and carries out all aspects of the day to day running of the site sales complex, ensuring that outstanding customer service is delivered throughout the customer journey. This includes achieving qualified sales reservations and meeting or exceeding sales targets, as well as efficiently progressing reservations through to exchange of contracts and legal completion.

Principal accountabilities of the role include:

Ensure that the general presentation of the site and that of the sales complex is maintained to a high standard.
Ensure that all relevant information required to be able to give full and accurate information to purchasers is available and maintained at all times.
Guide potential purchasers around show homes, stock plots and site to fully demonstrate the product.
Ensure visitors and potential purchasers to site are aware of Bellway’s Health and Safety Policy and they are always accompanied by a Bellway representative.
Maintain accurate records using Bellway’s in-house CRM system.
Liaise with purchases, solicitors and financial advisers on a regular basis.
Arrange for a customer to attend a home demonstration with the Site Manager and carry out the Company’s handover policy.
Assist purchasers following legal completion with any defects or customer care issues
Attend and minute a weekly Sales/Site Meeting with your Site Manager.
Proactively work with Sales Managers and colleagues to suggest ideas to achieve increased sales.
Experience, Qualifications and Skills

Experience

Experience of working within a face to face sales environment.
Experience of working as a Sales Advisor for a residential house builder is desirable.
Qualifications and Training

GCSE Maths and English – Grade 4/C or above (or equivalent)
Skills and Aptitude

Effective negotiation and sales skills
Good administration skills
Strong communication and listening skills
Ability to work on own as well as part of a team
IT literate and the ability to adapt to new systems

The Role and Working Conditions

Willing to be flexible in respect to day to day duties and hours worked.
Lone working, dependant on site.

The Role

The role of Sales Manager reports to the Sales Director and is responsible for managing and overseeing the sales process on site to ensure that all targets and objectives are achieved in accordance with specified timescales and budgets whilst maximising profit through the effective management of the sales team.

Principal accountabilities of the role include:

Achieving sales budgets and targets for each development you are responsible for.
Supporting, managing and motivating the sales team.
Implementing sales inductions and providing continual training, coaching and support to aid the development of Sales Advisors and Senior Sales Advisors.
Overseeing site presentation and ensuring that this is maintained to the correct standard at all times.
Agreeing budgets for each show home with the Head of Sales and brief/liaise with interior designers accordingly.
Proposing sales strategies to the [Head of Sales / Sales Director] for developments or plots as and when required.
Ensuring that each development is fully staffed and holiday and sickness cover are managed appropriately.
Ensuring that information is correct and plans are available in good time for commencement of the sales operation on each development.
Working within financial parameters to maximise profit

Experience

Experience of working as a Sales Manager for a high volume national housebuilder.
Experience of leading and managing a team.
Qualifications and Training

GCSE Maths and English – Grade C/4 or above (or equivalent)

Excellent interpersonal and negotiation skills, with the ability to communicate effectively at all levels.
Good administration skills
Works effectively to deadlines

To work with the sales department to deliver exceptional customer care.
To champion customer care within the division, implement the Group’s customer care policies and procedures and develop quality assurance standards. Ensure that customer satisfaction targets are met and deal with customer care issues which have not been resolved through the customer care team.
In conjunction with the Managing Director, to agree direction of construction and locations for compounds and storage and produce construction programmes. Monitor and review in conjunction with Construction Managers to ensure adherence to programme.
To liaise with the Sales Director to ensure up to date understanding of sales exchange and completion targets to ensure the construction programme optimises revenue generation for each development.
To ensure appropriate reporting to the Managing Director and Divisional Board in line with the standard format and schedule.
To interview prospective construction staff as and when required.
To oversee initial induction plan and ensure continual training, coaching, appraisal, and support to improve the performance and professional development of construction staff.
To check and sign off Construction Managers’ expenses / mileage claims monthly.
To always represent Bellway Homes Limited professionally in both personal appearance and conduct, including participation at corporate hospitality events from time to time.
To carry out any other reasonable tasks in accordance with operational needs as requested by your managers.
Experience, Qualifications and Skills

Experience

Extensive management experience at senior or appropriate level
Experience in managing a construction function
Previous experience operating as a Head of Construction or Construction Director with a volume housebuilder
Qualifications and Training

GCSE grade C/4 or above in English and Mathematics or equivalent
Relevant CSCS card
Full UK driving licence
Skills and Aptitude

Ability to manage, motivate and support staff
Excellent interpersonal and communication skills with the ability to liaise with internal and external stakeholders
