Position: Commercial Manager
Salary: £60,000 - £70,000 per annum + Car allowance + Package

Role Summary
The Commercial Manager will take responsibility for the financial and contractual management of multiple concurrent projects, from pre-contract through to final account. This is a senior position within the organisation and plays a key role in ensuring the successful commercial performance of the business.
Reporting to the Commercial Director, the successful candidate will be expected to provide strategic input, manage risk, support project delivery teams, and uphold best practice in all aspects of commercial operations.
Key Responsibilities
- Lead the commercial management of live projects, ensuring robust cost control and accurate financial reporting.
- Manage the preparation and negotiation of contract terms, variations, interim applications, and final accounts.
- Oversee subcontractor procurement and contract management, ensuring value for money and programme alignment.
- Support pre-construction teams with cost planning, tender analysis, and commercial advice.
- Identify, assess, and mitigate commercial and contractual risks across all stages of project delivery.
- Liaise with clients, consultants, and supply chain partners to maintain strong professional relationships.
- Ensure all commercial activities comply with legal, contractual, and company procedures.
- Provide detailed commercial forecasts and reports to senior management, contributing to strategic business planning.
Candidate Requirements
- Degree-qualified in Quantity Surveying, Commercial Management, or a related discipline.
- Chartered status (MRICS) or working towards professional accreditation is desirable.
- Experience in a Commercial Manager or Senior Quantity Surveyor role within the fit-out or construction sector.
- Strong working knowledge of standard forms of contract, particularly JCT.
- Demonstrable experience managing multiple fast-paced, complex projects concurrently.
- Excellent commercial acumen, analytical capability, and negotiation skills.
- Ability to lead, influence, and communicate effectively at all levels.
- High level of proficiency in relevant IT and commercial reporting tools.
- Full UK driving licence and flexibility to travel to project sites as required.

Role Overview
The Finishing Supervisor will play a critical role in ensuring the successful completion and handover of refurbished properties to clients. You will be responsible for managing and inspecting all finishing of properties and ensuring high standards of workmanship and compliance with client specifications.
This role demands attention to detail, and the ability to work effectively in live environments-minimising disruption for residents while maintaining a strong focus on safety, quality, and communication.
Key Responsibilities
- Oversee and manage all aspects of internal and external finishing works, including plastering, painting, flooring, tiling, carpentry, kitchen and bathroom installations.
- Lead snagging and de-snagging activities; produce snagging reports and ensure rectifications are completed prior to handover.
- Ensure compliance with design specifications, building regulations, and health & safety standards.
- Liaise with Site Managers, Project Managers, Quantity Surveyors, client representatives, and residents to ensure smooth communication and project delivery.
- Ensure finishing works across void and occupied properties are completed with minimal disruption, maintaining professional standards and resident satisfaction at all times.
- Monitor site progress, record daily activities, and assist in updating project documentation and reports.
- Support quality assurance and continuous improvement initiatives across all sites.
Candidate Requirements
- CSCS card (essential); SMSTS or SSSTS (essential); First Aid at Work (preferred).
- Demonstrable experience in a Finishing Supervisor, Site Supervisor, or similar role within the social housing refurbishment sector.
- Background as a multi-trade
- Strong technical knowledge of finishing trades and property refurbishment, particularly in kitchens, bathrooms, internal finishes, and remedial works.
- Proven ability to manage works in occupied properties, with sensitivity to residents and a commitment to excellent customer service.
