Pre-construction Manager

Location: Loughton, Essex

Kier Construction London are seeking a Pre-construction Manager to co-ordinate, manage and motivate the project pre-construction bidding team at our Loughton office, reporting in to our Deputy Managing Director. The successful candidate will generate profitable tenders for authorisation and submission, to maximise the order pipeline and its conversion into market share, revenue and gross profit within the business unit.


Responsibilities:
  • To co-ordinate with the Heads of each department and drive the processes of designing the solution(s), estimating the costs and planning the implementation of projects in order to meet or exceed the customers' requirements.
  • To recognise contractual, financial, technical and operational risks and to find opportunities to minimise risk and maximise gross profit.
  • To implement Kier Group's policies procedures and processes including those for SHE, pre-construction and risk management.
  • To promote Kier Group's values towards its customers in order to meet or exceed their expectations, and fulfil the vision of becoming the most highly respected company in the industry.
  • Whilst overseeing the bid managers manage their own bids.
  • To support the generation and approval of tenders, bonds, warranties, letters of intent, and orders within Kier Group's delegated authority limits
  • With Head of estimating propose and implement the preconstruction cost budget for project(s)
  • To develop and build relationships that support growth in the business unit
  • To implement the requirements of national and framework agreements
  • To win contracts whilst minimising risk and maximising gross profit
  • To generate appropriate tenders
  • To manage the design process
  • To propose, plan, pricing, costs and gross margin
  • To conduct value engineering exercises
  • To create the project plans
  • To propose tenders, contracts, bonds, et cetera for approval within the authorised limits
  • Revenue growth
  • Market share
  • Pipeline value and conversion


Individual:

  • HNC/D in Construction or related/equivalent qualification (Preferable but not essential)
  • Good powers of written and verbal expression
  • Strong influencing skills
  • Able to effectively lead/coordinate the workforce
  • Proactive
  • Problem solver underpinned by sound construction knowledge and experience.
  • Sound knowledge of H&S&E
  • MCIOB or MRICS qualified (or similar) preferred.
  • Design; planning; project management or estimating qualification
  • Excellent communication and diplomacy skills
  • Ability to meet deadlines and work well under pressure
