This is a newly created role and the successful applicant will have a unique opportunity to make their mark. The Blenheim property business covers a wide range of areas and businesses including BECL, our own in-house construction business, Pye Homes - our 100% owned regional house builder. VUT, our property investment and asset management business and BSP - our strategic land promotion business.

This is an associate level role that would suit qualified candidates who have gained some relevant and practical experience and are looking for the next step in their career or someone who has been working in a generalist property role and is now keen to progress and to focus on a more strategic role. In this position you will be well trained and supported and it offers great career prospects for the right applicant.

Role responsibilities:

Supporting the Property Director and MD Real Estate to achieve strategic and financial objectives across all group business areas including the rural estate and land businesses.

  • Management oversight of BECL ensuring delivery of projects on time to specification and budget.
  • Development management across several sites, including stakeholder management and consultant team management ensuring that project progress quickly to a successful outcome.
  • Working in support of the Property Director and MD Real Estate in assessing and progressing new opportunities within the BSP business as well as other business areas
  • Working with the Planning Team to prepare site appraisals, arrange pre-app reports, site surveys, board reports and ensure compliance with pre-start conditions.
  • Managing external legal teams, review and manage legal agreements required in delivery of business strategy and budgets.
  • To work with the finance team in delivering the annual insurance review across all Blenheim business areas including instructing and managing valuations when required.
  • To take an active involvement in managing all aspects of the Estate insurances including claims.
  • To manage general property matters such as boundary disputes, restrictive covenant admin and monitoring
  • Assisting with and oversee the commercial property portfolio management.
  • To gain a good understanding of the residential portfolio and to support the Head of Residential Property Management in respect of the residential portfolio and to work alongside them to drive uplifted rental returns & rental growth from the residential properties through a sensitive, yet aggressive program of possession, refurbishment, rent reviews and lettings.
  • To work closely with the local community to ensure good working relationships.
  • To ensure that all health & safety and other legislative guidelines are always complied with in respect of the Estate and its property portfolio.
  • To actively monitor local planning applications and work with the Property Director to optimize the Estates' position regarding restrictive covenants.
  • To handle all other property related matters & inquiries in so far as they relate to the Estate.
  • To manage the periodic valuation process of the Estates property portfolio in liaison/coordination with the rural and residential teams.
  • To assist the Property Director in developing and expanding the portfolio to achieve the Estates strategic objectives. This will include identifying opportunities, undertaking and assisting in planning, development and property investment projects.
  • To ensure that all legal agreements required to complete the development process are completed in a timely and appropriate manner, including s106, s38, s102 and s104 agreements.
  • To manage any management companies set up to administer the common parts of any development.

You will need to have:

  • A strong understanding of the relevant laws, residential property, planning and tenant law.
  • Experience of the property development process, particularly in respect of planning and residential development.
  • Interested in career development with a record of personal development and achievement.
  • Membership of a professional body - RICS or RTPI would be useful.
  • Good project managements skills.
  • An interest in sustainability and conservation.
  • A degree in a related subject would be advantageous but not essential.
  • A flexible attitude.
  • Excellent communication and negotiating skills.
  • Innovative approach and ability to think laterally.
  • Local market knowledge would be advantageous.
