Job Title: Residential Lettings Negotiator
Location: Angel
Salary: £35,000 - £40,000 per annum (flexible, non-commission-based)
Bonus: Annual bonus (consistently paid, except during exceptional circumstances such as COVID-19)
Hours: Monday to Friday, 08:30am - 05:30pm

About the Company:
Our client is a well-established and successful property investment and development company based in London. With over 900 properties and more than 3,000 leases under management, they have built a solid reputation for owning and managing a substantial portfolio of commercial and residential properties. Their focus is primarily on Central London, with additional assets in selected areas across the UK.

You will be joining a friendly and collaborative residential team responsible for managing approximately 600 properties. The company is proud of its welcoming work culture and long-standing success in the property industry.

Key Responsibilities:

  • Conduct property viewings in line with the company's practices and standards.
  • Respond to enquiries and manage negotiations with prospective tenants.
  • Handle all tenancy documentation, including reference checks, ensuring compliance with statutory and internal requirements.
  • Monitor and manage enquiries via phone, email, and the company website.
  • Coordinate and carry out pre-tenancy and end-of-tenancy inspections.
  • Oversee lettings progression, ensuring a seamless process from offer to move-in and beyond.
  • Ensure all listed properties meet legal health and safety requirements, such as gas safety checks.
  • Build strong relationships with tenants and professionally resolve any issues that arise.
  • Raise purchase orders and instruct necessary works, such as repairs or redecoration, for properties being marketed.

What We're Looking For:

  • A strong understanding of residential lettings and property management in London.
  • At least 24 months of relevant experience (or a minimum of 18 months for exceptional candidates).
  • Confident negotiation skills and the ability to maintain strong relationships with tenants and other stakeholders.
  • Excellent written and verbal communication skills with a professional and approachable demeanour.
  • A proactive and motivated individual who can work independently with minimal supervision.
  • Strong organizational skills, with the ability to prioritize tasks effectively and meet deadlines.
  • High attention to detail, particularly with compliance and documentation.
  • A team player who is enthusiastic and willing to go above and beyond to deliver excellent service.
