Summary

An exciting opportunity has arisen to join our Land Department as a Land or Senior Land Manager to be part of the growth of our North West Region. Gleeson built 2000 homes for predominantly first time buyers last year. We are a well-funded PLC who have buying the right sites at the heart of our business. We are looking for an experienced Land or Senior Land Manager to join the team and work under our Land Director based in You will currently be working as a Land Manager or Senior Land Manager or an experienced Land Buyer with experience of working within the house building industry securing sites for residential development. The role will have a strong focus on the North West of England + North Wales.

Main Responsibilities

As Land or Senior Land Manager you will be responsible for the acquisition of land and the securing of new sites for development that will meet or exceed Gleeson Homes regional forecast performance. You will see acquisitions through the legal process and collaborate on obtaining satisfactory planning approvals on acquired sites.

  • Identify potential residential land opportunities throughout NW England including Lancashire, Greater Manchester, Merseyside, Cheshire and North Wales.
  • Provide to the executive board detailed land bids that demonstrate the company's requirements.
  • Agree HOTs and purchase land to ensure continuity of land supply to meet future forecasts.
  • Demonstrate that site acquisition terms concur with agreed and authorised land bids.
  • Take ownership of legal agreements, Liaise with legal representatives and advise on the legal status of developments.
  • Work closely with and brief design teams, external consultants, and internal departments to ensure the successful delivery of planning on sites.
  • Draw to the attention of the Group Land Director any issues which may affect existing or future obligations.
  • Attend seminars, conferences and events to stay fully informed of the current and key issues affecting land acquisitions and its principles.

Ideal Candidate

  • Experience as a Land Buyer / Manager or Senior Land Manager within a high-volume housebuilding company
  • Up to date knowledge of land acquisition legislation
  • Up to date knowledge of regional Local Planning Authorities and Local Plans status etc.
  • Strong network of contacts within the NW of England.
  • Committed to getting the land deal done and moving the site through acquisition stages as smoothly and efficiently as is possible.
  • Ability to self source land opportunities. Understanding of the plan making system and how to promote sites through the process.
  • Commercially astute
  • Good communication and negotiation skills
  • Able to work within a regional team, but also on your own and be able to manage, help and mentor younger land team members.
  • IT Literate (Microsoft Office)
