Technical Manager - Property Development

Based at Langford Locks

Pye Homes have an opportunity for a Technical Manager to join their team based at Langford Locks. Reporting to the Operations Director, you will be responsible for project managing new developments from acquisition to final adoption & handover.

Responsibilities:

  • Work with the land department in the investigation and acquisition of new sites.
  • To agree, manage and report on the technical programme.
  • To set, manage and report on the technical budget for developments including all fees and payments required under planning agreements.
  • Work with the planning team in the planning process and ensure accurate technical information is provided for planning applications.
  • Procure consultant quotations and ensure appointments are to programme and are best value.
  • To be responsible for the preparation of detailed build drawings for infrastructure, engineering, and superstructures in line with programme, specification, and budget requirements.
  • Manage the preparation of specifications.
  • Liaise and prepare information for the successful delivery of affordable housing.
  • Manage negotiation and securing of technical, statutory, and legal approvals to achieve project compliance.
  • Managing the preparation, agreement, and completion of section agreements through to practical completion and handover.
  • To ensure timely registration with warranty providers i.e., NHBC, Robust Details and Building Regulation Application.
  • To be responsible for overseeing the resolution of technical design and construction issues as work proceeds and ensuring a positive outcome.
  • To be responsible for liaising all key stakeholders on relevant technical matters as required.
  • Assisting sales and marketing with brochure & information requirements and technical sign-off of information.
  • To arrange and chair a timely technical handover meeting to the commercial team.
  • To ensure the technical design is meeting the minimum requirements of CDM and other health and safety regulations.
  • Ensure planning & section 106 requirements are met including payments.
  • Transfer of substation sites and pumping station sites as appropriate.
  • To register, resolve and monitor where appropriate site queries from production management to enable progressive product development.
  • Work closely with all internal teams for production layouts, brochures, value engineering, completion and product and specification selection. Co-ordination and checking of all technical information and distribution, including the management of design team.

What you will need to have:

  • Experience in managing external consultants and providers, controlling external fees and expenditure.
  • Commercial awareness.
  • An understanding of the commercial aspects of design decisions.
  • A passion for innovation, sustainability & new technologies.
  • Proficiency in AutoCAD.
  • Design and engineering construction knowledge.
  • Technical and building construction knowledge.
  • Detailed understanding of NHBC legislation & building regulations.
  • Detailed understanding of Health & Safety / CDM Regulations.
  • Confident working with project team to ensure the most desired and economical decisions are made and implemented into the design.
  • Must be able to communicate well at all levels internally within the business and externally with public bodies.
