There is an exciting opportunity to join Bellway, one of the UK’s largest house builders. Our Manchester Division is looking to recruit a Sales Director to join the Division’s Sales team. The role of Sales Director has overall responsibility for the management of the divisional sales department with the key objective of achieving all targets of a 750-unit business. This must be done within specified timescales and budgets, ensuring that maximum profit is achieved through the effective management of the sales team’s performance. The Role The role of Sales Director has overall responsibility for the management of the divisional sales department with the key objective of achieving all targets and objectives within specified timescales and budgets, ensuring that maximum profit is achieved through the effective management of the sales team’s performance. The role of Sales Director reports to the Managing Director. Principle accountabilities of the Sales Director role include: Ensuring presentation of the company’s image and brand is reflective through the sales offices, show homes and marketing suites and is subsequently maintained to the necessary standard. Working with the division’s senior management team deliver the 3-year strategy to achieve the 3-year forecast. Responsible for financial matters and forecasting, including the pricing of properties, achieving sales targets within financial constraints and working within financial parameters in order to maximise profit. Effectively lead, manage and motivate the divisional sales team to improve the overall performance of the sales team. This includes overseeing the Bellway induction programme, providing annual training, coaching and regular feedback. Carry our market research for land acquisition purposes and sales strategies, identifying trends in the market and feeding back accordingly. Undertake regular site visits and liaise with Sales Managers to ensure sales offices and developments are maintained to a high standard. Develop sales strategies for developments/plots and review the placement of sales staff within the division, ensuring their efficient and cost-effective placement. Oversee and undertake the gathering and analysis of competitor information and changes to the sector. Set budgets for each show home with the Sales Manager and liaise with interior designers accordingly. Set and manage budgets for advertising/PR. Responsible for advertising and PR campaigns including provision of information and input into design to meet monthly deadlines. Prepare and attend regular meetings, including weekly sales/build meetings, monthly advertising/PR meetings, monthly financial meetings, monthly management meetings and bi-monthly divisional board meetings. Set the standard for a high level of Customer Service and ensure full compliance of the Customer Care procedures throughout the business. Experience and Skills: Experience Extensive experience of working within sales of a residential housebuilder, preferably as a Head of/Director level role. Management of a sales and marketing function. Experience of effectively leading and managing a team. Knowledge of the land buying, sale and legal process. Understanding of the build process from start to legal completion. Skills and Aptitude Sound negotiation and sales skills. Good administration and organisational skills. Strong communication and listening skills. Excellent attention to detail. Works effectively to deadlines and competently works on multiple tasks simultaneously. Ability to manage, motivate and support staff. Proficient IT skills along with a good working knowledge of Microsoft Office (Word, Excel and outlook).
