The Position

We are currently looking to recruit a Senior Quantity Surveyor to join our established construction department in Birmingham. This position will be contributing to our Lower Essex Street scheme in Birmingham, which consists of 628-units comprising of an 8-storey, 12-storey, and 27-storey blocks. A Senior Quantity Surveyor forms part of our established commercial team, which sits within our wider construction division.

In addition to overseeing and analysing all commercial activities on site, the Senior Quantity Surveyor will work closely on a day-to-day basis with the design team and the construction team to monitor and manage build costs against the programme.

You will be responsible for the following duties:

  • Taking ownership of the detailed review, analysis and management of the procurement and construction budget for the construction team and specialist subcontractors as well as the design delivery programmes of the design teams.
  • Overseeing the overall construction costs against construction budget, including prelims and trade packages.
  • Analysing risks and variances reported to you and working towards a solution. You will also report to the Managing Surveyor any risks, budget variances, subcontract accounts issues and the like.
  • Review actual design and subcontract packages and construction progress against the construction budget and prepare monthly cost reports.
  • Produce monthly reconciliations of construction costs against cost report and report to the Managing Surveyor accordingly.
  • Produce monthly valuations in partnership for the Managing Surveyor regarding progress on site against the contract sum analysis. Meet and agree the valuations with the nominated fund PQS and follow through to certification.
  • Leading subcontract post-tender and pre-order meetings.
  • Responsible for ensuring payments to subcontractors are valued and paid in accordance with contractual obligations.
  • Actively contributing to design meetings and constantly striving to value engineer elements of design at every opportunity.
  • Mentoring junior team members in day-to-day activities.
  • Costing and invoicing for variations as appropriate.
  • Preparing monthly progress valuations.
  • Reviewing contracts

The Person

The Senior Quantity Surveyor will be able to meet the below criteria:

Essential:

  • Experience managing all aspects of the commercial functions of a project including managing subcontracts, supply chains cost reporting, design, and programme.
  • Must have experience working on large commercial or residential projects, either for a main contractor or property developer.
  • Proven ability to define and implement the right strategy depending on the circumstances and requirements.
  • Previous experience with a positive outlook when dealing with complex negotiations.
  • Must have a solid understanding of modern construction techniques including:
    • Piling
    • Reinforced Concrete Structures
    • Cladding Systems
    • Mechanical and Electrical services
    • Fit-out trades
  • Must have good knowledge and previous experience with tendering and procurement and be able to use Microsoft Office applications efficiently.
  • HNC/Degree level qualified. We will also consider, and value qualified by experience.
  • Astute to know when to flag issues and escalate situations.
  • Proven to be a good mentor and team player.

Desirable:

  • Experience managing small teams of Surveyors.
  • Ideally MRICS/MCIOB qualified or working towards MRICS/MCIOB.
  • Previous residential or commercial RC Frame high-rise experience.
